The chart below shows the average selling price of all single family homes in Emerald Lakes since 2011…as you can see there has been an upward trend over the years however overall, the upward trend is starting to level out. Condo sales have been robust and it is not uncommon for condos in this development to sell within days. However the market is starting to show resistance to higher priced units as we can see in the increased CDOM numbers or Combined Days on Market.
The chart below shows the average price of all lake view 2 bedroom condos since 2012. Notice that the days on market is starting to tick up and we are staring to see a leveling off of prices. Properties that are upgraded and priced well are selling faster. One thing that helps our values and our community is our low HOA fees. Lets keep it that way

I expect 2018 to be a solid year for real estate overall. However it is clear that the days of double digit interest rates are over. In addition the Fed has stated that they will raise interest rates over the coming year. However in my eyes the rates will be going from very low to not as low. In closing I see all the signs of a healthy real estate market in the coming year.
